Aircon Chemical Cleaning / Wash

1) What is an Aircon chemical Cleaning?

In a nutshell, an aircon chemical cleaning (sometime known as chemical overhaul or chemical washing) is a thorough cleaning of the air conditioning system by taking out the individual parts of the aircon unit, inspecting them for any (otherwise hard to detect) problems, and cleaning them individually in a chemical solution.

This "spring-cleaning" of the air conditioner system will keep the air-con well maintained, hence extending the lifespan, and largely pre-empting potential "sudden" breakdowns.

2) How is an aircon chemical wash done?

a. Fan coil is dismantle from wall for chemical wash: This will enable a more thorough wash, with the chemical residue being thoroughly washed away.

b. Cleaning of fan coil with chemical solvent: This helps the air-con to emit cleaner filtered air.

c. Checking and keeping the fan bearings well-greased: This will ensure the smooth, quiet operation of the air-con (as opposed to a noisy, vibrating air-con).

d. Cleaning the internal fan of dust and debris: This will allow the air emitted from the air-con to be clean, free, from dust.

e. Washing of internal air-filter: A clean, cleared air-filter will emit purer air, especially important for people sensitive to allergies and sicknesses. A clean internal air-filter also promotes efficient energy running of the air-con.

f. Drainage system is flushed with chemicals: This will help to deter water leakage.

3) Advantages of an aircon chemical wash

Some of the benefits of a air conditioner chemical wash are:

- The air con system is rejuvenated with removal of dirt and debris, resulting in effective cooling of the room

- The smooth, noiseless running of the air con

• Tightening of electrical contacts

The aircon servicing includes cleaning of the indoor fancoil and outdoor condenser, clearing of the drainage piping (to prevent water leaking problems) and general checking of your air conditioning system.

Scope of Work:

• Check deodorising and purifying filter

• Clean & check indoor evaporator coil

• Clean & check indoor drainage tray (Wall mount fancoil)

• Vacuuming of drainage pan (Ceiling mount fancoil)

• Vacuuming of drainage system

• Brush & check outdoor condenser coil

• Check fan bearing and lubricate (if necessary)

• Check compressor suction and discharge pressure

• Tightening of electrical contacts

*Above scope not applicable for ducted fancoil.

Aircon chemical wash involves a very thorough overhaul of the air conditioning unit. This service is needed when a general cleaning of the aircon unit does not improve the condition.

Scope of Work:

• Dismantle of fancoil unit

• Dismantle of electronic control and drainage device

• Chemical clean / wash of fancoil unit and all parts

• Vacuuming of drainage system

• Charging in of refrigerant (R-22) gas (limited to 10 pressure point per system) (Not applicable for R410 refrigerant)

• Check control and thermostats

• Test and commission system

4) Aircon Checking & Troubleshooting Service

Scope of Work:

• Troubleshooting of faults in air conditioning system

• Prepare service report on fault(s) found and recommended repair action(s)

• Prepare appropriate quotation on repair parts required

• Explain and educate customer on finding and recommendation

5) Repair Service for Air Conditioner Circuit Board (PCB)

• Dismantle of circuit board on-site

• Send to workshop for investigation

• Advice customer on final repair costing upon investigation
